Welcome to Q Provia Real Estate LLC (“we,” “our,” or “the Company”). 2. Nature of Services and Good Faith

Q Provia Real Estate LLC acts as an intermediary, broker, and consultant for the buying, selling, and leasing of real estate properties in the United Arab Emirates.

  • Genuine Inquiries Only: Our time and resources are dedicated to serving clients with genuine intent to rent, buy, or sell property. By submitting inquiries, scheduling viewings, or requesting property details, you agree to do so in good faith.

  • Right to Refuse Service: We reserve the right to refuse service, cancel viewings, or ignore communications from individuals who we, at our sole discretion, determine to be submitting frivolous inquiries, providing false contact information, or otherwise misusing our resources.

3. Non-Circumvention and Brokerage Fees

This is a critical provision of our engagement. By utilizing our services, receiving property details, or attending property viewings arranged by Q Provia Real Estate LLC, you expressly agree to the following:

  • Protection of Introductions: You acknowledge that Q Provia Real Estate LLC invests significant time and resources into sourcing properties and building relationships with landlords, sellers, and developers.

  • Strict Non-Circumvention: You agree not to bypass, circumvent, or attempt to exclude Q Provia Real Estate LLC from any transaction concerning a property that we have introduced to you. You shall not contact landlords, sellers, property managers, or developers directly for any property we have presented to you with the intent of avoiding brokerage fees.

  • Liability for Commission: If you, your family members, your business partners, or any associated corporate entity proceed to rent, purchase, or otherwise transact on a property introduced by us without our written consent, you will be held legally liable to pay Q Provia Real Estate LLC the full standard brokerage commission (typically 2% to 5% of the sale price or 5% of the annual rent, unless otherwise agreed), plus any applicable legal fees incurred in recovering this amount.

4. Property Information and Availability

  • Accuracy of Listings: While we strive to provide accurate and up-to-date information, property details, prices, availability, and specifications listed on qprovia.ae are provided by third-party landlords, sellers, and developers. We do not guarantee the absolute accuracy of this information and cannot be held liable for any errors or omissions.

  • Subject to Change: Property prices and availability are subject to change without prior notice.

5. User Responsibilities

When interacting with our website or our agents, you agree not to:

  • Use the website for any unlawful purpose.

  • Submit false, inaccurate, or misleading information.

  • Attempt to gain unauthorized access to our website’s backend, servers, or databases.

  • Copy, scrape, or reproduce our property listings, images, or content for commercial use on other platforms without our explicit written permission.

6. Limitation of Liability

To the maximum extent permitted by UAE law, Q Provia Real Estate LLC shall not be liable for any direct, indirect, incidental, or consequential damages resulting from your use of our website, your reliance on any information provided on the website, or any real estate transactions you enter into.

These Terms and Conditions are governed by and construed in accordance with the laws of the United Arab Emirates, as applicable in the Emirate where the property is located.
